How to get internet in a new construction home

Updated October 2026 · By the PlansByZip editorial team · How we make money

A brand-new address is often missing from provider systems, so the website says no service even when a line runs down the street. A phone call with the exact address fixes most of these cases.

  • "Address not found" usually means the address is new, not that there is no service.
  • Ask the builder which providers ran lines or conduit into the development.
  • If a new line is needed, plan for weeks, and use 5G home internet or satellite meanwhile.

Why a new address shows no service

Providers check availability against a list of known addresses. A home that was finished last month may not be on that list yet, and it may not be in the postal database either. Online checkers then answer "not available" or "address not found". That answer is about the database, not about the cables.

Step 1: ask the builder or the HOA

Developers usually arrange for at least one provider to wire a new neighbourhood. Ask the builder, the sales office or the homeowners association two things: which providers ran lines here, and is there conduit from the street to my house? Conduit is an empty pipe that makes a later install fast and cheap.

Step 2: call with the exact address

Call rather than using a website. Give the street address, the lot number and the name of the development. Ask the agent to open a serviceability check, sometimes called a site survey. Someone then confirms whether the line in the street can reach your home.

Step 3: if a line has to be built

  • Time: a simple drop from the street can take one to three weeks. A longer extension can take one to three months, more if permits are needed.
  • Cost: many installs are standard price. For long distances, a provider may quote a construction fee. Ask for it in writing, and ask whether neighbours can share it.
  • Access: someone must be able to let the crew onto the property.

What to use while you wait

  • 5G home internet: a box you plug in. No line needed if the signal reaches you.
  • Fixed wireless: common at the edge of towns.
  • Satellite: works almost anywhere with open sky.
  • A phone hotspot for the first days. Watch the data limit.

Check the official map too

The FCC National Broadband Map lists providers by address. New homes can be missing or wrong there. If yours is, you can file a correction on the map, which also helps your neighbours.

Common questions

Why does every website say my new address is not found?

New addresses take time to reach provider and postal databases. Call and give the lot number and development name so an agent can check by hand.

How long does it take to get internet at a new build?

If the street is already wired, often one to three weeks. If a line must be extended, one to three months is common.

Who pays to bring a line to a new house?

Often the provider. For long extensions the provider may ask you for a construction fee. Get the amount in writing before you agree.
